Land Development

From the first moment that the client explains what his/her objective is for a particular property, the lawyers at the Plank Law Firm prepare a plan for achieving that objective.

 

Local zoning codes and resolutions are reviewed, the recent history of approvals or disapprovals of proposed projects on the subject property or surrounding properties are reviewed, and the development process is outlined. Depending on the development sophistication of the client, access to public roads, questions regarding access to utilities, and stormwater and stream corridor concerns are raised. Title work is reviewed to insure that there are no easements or restrictions that exist that would negatively impact the development of the property. If applicable, the question of whether to annex the property to an adjacent municipal jurisdiction is explored. After a review of these initial matters, a frank discussion with the client about the proposed project occurs. That discussion addresses identified problems and concerns, the likelihood of success, and projected legal costs to be budgeted.
